    Frequently Asked Questions

    1What services does Suncoast offer?

We support nonprofits through every stage of a real estate project — site search and acquisition, new facility development, renovation and capital improvement management, lease negotiation, real estate strategy and feasibility studies, financing and funding navigation, and legal/regulatory coordination. See our full Services page for details on each.
2How much does it cost to work with Suncoast?

Our fees depend on the scope of your project from hourly advisory work and flat-fee studies to project-based pricing for larger construction or renovation oversight. We built this firm specifically because nonprofit budgets are different from typical commercial clients, and we price accordingly. There's no cost or obligation for an initial conversation, so reach out and we'll talk through what makes sense for your situation.
    3How do I get started?

Fill out the form on this page with a bit about your project, and Wayne or Beaver will follow up personally to schedule an initial conversation at no cost and with no obligation.
4Do you only work with 501(c)(3) nonprofits?

Our focus is mission-driven organizations primarily 501(c)(3) nonprofits, but if you're a mission-aligned organization facing a real estate decision and you're not sure whether we're a fit, reach out and we'll let you know honestly.
5How long does a typical project take?

It depends entirely on the project. A feasibility study or lease review might take a few weeks, while a ground-up facility development can take a year or more from site search through move-in. We'll give you a realistic timeline estimate as part of our initial conversation, once we understand your specific project.
6Do we have to meet in person, and do you only work with organizations in Sarasota and Manatee counties?

Our focus is nonprofits in Sarasota and Manatee counties, where we have deep local relationships with brokers, contractors, lenders, and county officials. We're happy to meet in person, by phone, or by video, whatever's most convenient for your board or staff.
